Moving in following the initial occupation period

Prior to all move-ins and deliveries of bulk and heavy goods into and out of The Patterson, Mosaic Bespoke Living must be notified by emailing patterson@mosaicbespokeliving.com.au.

Advance notice will enable a smoother transition for all parties affected, including building management, existing residents and, of course, the resident(s) moving in.

Some points to consider regarding your move-in, and protective measures associated with same, are:

  1. Advance booking (48 hours’ minimum notice by email). This is necessary to ensure that the move does not conflict with an existing booking.
  2. The need to prepare the passenger lifts for the pending move by installing protective curtains, and to halt passenger lift service during planned transportation of furniture.
  3. Ensuring that the security of the development is maintained during the move.
  4. Supervision, to ensure no damage is done to common property; for instance, damage to sprinkler heads, feature lift lobby joinery surrounds etc.
  5. Advising on, or assisting the new resident/s regarding issues relating to the development’s common areas, including the car park and rubbish removal; and
  6. Updating the resident database and security access.

 

Please note there will be some additional requirements and processes in place for the initial period of move ins due to the volume of residents occupying their apartments for the first time. Please refer to the instructions provided as part of your handover emails.

Moving in following the initial occupation period

Access

The Patterson incorporates an integrated access control system to regulate access for residents and guests. A system of proximity readers & intercom panels control access to the building, basement entry doors and lift controls. You will have been provided proximity fobs for access to common areas, and keys for apartment access.

Keys

The complex has a registered key system in place for the security of all residents. This includes all common area doors, services, and individual unit doors.

The locksmith for The Patterson’s registered key system is Able Security Group.

The locksmith for the electronic front door locks installed to the Sky Homes is API Security.

Following settlement, you will be issued with the following:

  • Apartment entry keys: These will allow you access through the front door of your apartment
  • Access swipe fobs: These provide secure access to the building entries and common areas you are permitted to access
  • Garage door remotes: These provide you with remote access into the secure car park.

 

Any additional key or swipe fob requests are to be directed to Mosaic Bespoke Living, who will coordinate review and approval on behalf of the body corporate. For keys, a signed Key Request will be issued to the registered locksmith with the requesting resident’s contact information.

You will be sent an invoice for payment. Once the invoice has been paid, the additional items will be issued to the resident via Registered Post.

In the event of a resident locking themselves out, they can contact Able Security Group direct on 07 3188 6084 to request access. Sky Home residents will need to contact API Security on 13 15 39.

Any person requesting to be let into the property will be required to supply evidence to the registered locksmith that they actually reside at the property. Please note that the call out cost will be payable directly by the resident.

Keys

Building Access

The Patterson can be accessed via either the pedestrian development entry on Archer Street (East), or through the car park off Archer Street (North).

Amenities are located as follows:

  • Wellness centre with gym and sauna facilities are on ground level, to the right of the main entry foyer
  • Wine cellar is on ground level, to the left of the main entry foyer
  • On the rooftop level you will find the infinity pool, sun deck and loungers, BBQ and dining areas and fire pit

You will need to use your supplied security fobs to access each of these areas.

Building Access

Lifts

There are two passenger lifts servicing the building. Please note your fob will only provide access to the ground and basement levels, your apartment level, and the communal rooftop level.

To call a lift, press the lift call button. When inside the lift, pass your access fob near the proximity reader and then press your floor number.

Car Parking

Access to the car park levels for all residents is via Archer Street. Entry is via a secured garage door accessible using the remotes issued to you at handover.

Intercom

The Patterson apartments are equipped with a video intercom system. You will notice your intercom panel installed in either your living area or hallway.

An intercom call station is installed at both the pedestrian foyer entry and basement mezzanine carpark level. Each call station is interfaced with the corresponding door or lift it opens and is linked back to the call station within your apartment.

To call an apartment, simply dial the unit number followed by the bell symbol.

To answer the call on your apartment wall panel, press the audio hands free button to the right of the screen to begin communicating. To provide access through the building entry and send the lift to your apartment level, please press the video monitor button with the key symbol to the right of the screen.

Intercom

Visitor Car Parking & Bike Storage

The Patterson provides 9 visitor parking bays and 17 visitor bike racks, located across the ground and basement mezzanine car park levels.

Visitors may use these spaces and will need to contact the building occupant via the basement mezzanine intercom panel to request access into the building.

Please note use of the visitor car parks and visitor bike racks is strictly limited to genuine visitors and are not to be used by building residents. Any residents not complying with the visitor parking by-laws will be breached.

  • Lift car: 2375mm high x 1940mm deep x 1380mm wide (less 80mm allowance for handrails)
  • Lift doors: 1000mm wide
  • Apartment front door opening:
    • Levels 4-13: 835mm wide x 2280mm high
    • Levels 14-15: 1100mm wide x 2300mm high
  • Basement: Carpark clearance height approximately 2.3m | Ramp gradient of 1:5 at its steepest
